A lease is a basic agreement between you and the owner of the community. The lease is legally binding and enforceable through the legal system. If the resident chooses to move out before the end of the lease terms, the resident could still be responsible to pay the remainder of the lease agreement.
Generally a deposit that could range from ½ months’ rent to one full months’ rent would be due in order to reserve the apartment. This deposit could be waived if a guarantor also signed for the resident. If he/she fails to make payments on the apartment, the guarantor will be responsible to provide those payments. Deposits will be refunded after final inspections are completed with no damages to apartment or furnishings.
A guarantor must meet the following criteria: be 27 years of age or older, have good credit standing with a 600+ credit score, and gross 3 times the rental amount monthly.
Trash removal, 24-hour rapid response maintenance, pest control, professional on-site management and access to all amenities are included in your monthly rent.

Replacement of your belongings if they are damaged, lost, or stolen could be covered. We do not promote any specific insurance coverage company to use.
